Construction workers outside a commercial building project

A capable contractor should be able to explain the scope, assumptions, responsibilities, controls, and evidence behind a proposal.

Check evidence, not slogans

Request relevant references, current registrations where required, insurance details, responsible personnel, and examples that can be verified. Do not rely on unlabelled website photographs.

Compare the same scope

One proposal may omit testing, temporary works, transport, taxes, protection, or finishing items. Create a comparison sheet so each bidder answers the same questions.

Ask how the site will be controlled

Discuss supervision, access, safety, quality checks, material approvals, storage, housekeeping, reporting, and how neighbours or occupants will be protected.

Understand payments and changes

Milestones should correspond to measurable progress. The contract should explain retention, variations, delays, client-supplied items, and circumstances that affect price or time.

Define completion

Agree what testing, cleaning, snag closure, warranties, drawings, manuals, and final records are required before the last payment.
