Renovation risk is highest where existing conditions are hidden, decisions are late, or new finishes are installed before underlying problems are resolved.
Skipping the condition survey
Look for moisture, cracks, uneven floors, ageing services, access constraints, and retained items. Some areas may require specialist structural or electrical review.
Pricing from a vague scope
Separate demolition, disposal, repairs, services, finishes, fixtures, protection, and reinstatement. Mark provisional items where opening-up is needed.
Changing layouts without services planning
Moving kitchens or bathrooms affects drainage falls, water supply, ventilation, power, waterproofing, and sometimes structure. Coordinate these before demolition.
Failing to protect retained work
Agree dust barriers, floor and furniture protection, debris routes, work hours, utility shutdowns, and daily cleaning—especially when the home remains occupied.
Rushing the finish stage
Substrates must be dry, stable, clean, and correctly prepared. Leave time for curing, testing, touch-ups, and a room-by-room snag review.
